Land was originally part of the Little Nine Partners Patent of 1706.  Later used for farming and cattle (aerial photo from 1936)– was used in the 1960s and 70s as part of a pheasant farm.

 

Purchased by current owner in 2011 in raw form.  No improvements in over 35 years.  Owner removed derelict out buildings, had oil tank properly removed and certified, eliminated all farm debris and improved existing trails.

 

A ¾ mile driveway was designed and installed – with opening to proposed main building site.  Includes substantial concrete bridge, culverts, drainage, shale underbed and landscaping.  Episodic views along the driveway include farmland, carriage house, hardwood forest, wetlands, ponds and wildlife.  Opens up at proposed main building site to 360-degree views of the Hudson Valley, including sweeping views of the Catskills, Shawangunks, Stissing Mountain and the Berkshire foothills.

In June 2011, a Phase I Review was conducted by Ecosystems Strategies, Inc. of Poughkeepsie, NY.  The review provides detail on soils, topography, derelict buildings and farm debris.  All derelict buildings were subsequently removed.  All farm debris was also removed.

 

In addition, a buried residential oil tank was identified and removed - with the process certified by the state.  

 

A complete survey was conducted as well  - including 5 foot contours.

Two Conservation Easements are located on the land - both in areas that do not lend themselves to development.

Property Tax Management: All conservation land has been placed under a Forestry Management Program per New York tax law 480-a. This reduces property taxes on applicable land by 80%.

Summary In 2012, a Carriage House was designed and built as an accessory building on the property. The house includes approximately 900 square feet of living space and two car heated garage

Geothermal System  The heating and air conditioning is provided via a state-of-the-art geothermal system - installed by Pro Services of Red Hook, NY.

Solar Panels  Roof- and field-based solar panels supply all the electricity needed for both lighting and running pumps and fans for the geothermal system.

LEED Gold Certification  The home was certified LEED Gold.

Floors  Floors in the house are reclaimed heart pine - with mat finish.

Cabinetry  Hand-made cherry cabinets in the kitchen.

Additional Living Space Plans are available for an inexpensive conversion of  the heated garage into additional living space.

A barn was constructed within the solar field area to house landscaping equipment, a snowmobile and a John Deere Gator.

Two antique cabins (formerly from the Dutchess County Fairground) were acquired.  One is used to store equipment.  The second was placed near the proposed building site for overnight stays.
